For property owners & landlords

Five doors.
Three apps.
One shoebox of receipts.

Long-let in one place, Airbnb in another, contracts in a chat thread and the receipts in a drawer. Premises puts every door you own in one book — and under five properties it is free for life.

No card, ever · nothing to install · works on your phone

Everything in one book

  • Rent raised and chased without you
  • Airbnb earnings landed month by month
  • Contracts issued, sent and signed online
  • Every receipt photographed, never lost
  • One export at year end for your accountant

What owning a few doors is actually like

The four things that eat your evenings.

Rent that chases itself

Set the rent, the day and the tenant. It raises itself every month, goes out by email, and turns overdue on its own when it is late.

  • Repeating invoices per door
  • Utilities, parking and water on the same bill
  • Reminders sent without you
  • A tenant portal that answers ‘did it go through?’

Short-let and long-let, one book

The doors you host on Airbnb and the doors you let on a contract stop living in two different worlds at tax time.

  • Airbnb reports landed month by month
  • Net earnings per door
  • Cleaning and turnover recorded
  • One profit & loss across all of it

Contracts, signed and filed

Issue the contract from the platform, send it, and let the tenant sign it on their phone. It is filed against the door the moment it is signed.

  • Templates you set once
  • Signed online, no printing
  • Renewal and expiry warnings
  • Filed where you will find it in two years

The shoebox, solved

Photograph the receipt when you pay for it. It lands against the right property, with the picture attached, and it is there at year end.

  • Photograph at the counter
  • Attached to the door it belongs to
  • Expenses categorised as you go
  • One clean export for your accountant

Free means free

Five properties or fewer? You will never see a bill.

Not a trial. Not a stripped-back tier with the useful parts locked. The whole platform, every section, for as long as you own five doors or fewer.

What you get for nothing

The same platform a 200-property condominium corporation runs on, with one limit: five properties and 500 MB of photographs and documents.

Every section — money, gate, support, contracts
Unlimited tenants and unlimited staff logins
The tenant portal, and notices
Airbnb reports and long-let together
Your books export on any day
No card taken, ever

Grow past five doors and you move to a paid plan — and we tell you thirty days before, never by surprise.

Put every door you own in one book.

Free for life under five properties, and free for six months above it. Nothing to install, no card, and your books leave with you on any day you ask.

Monday to Saturday, 8am – 7pm Philippine time.

Write whenever suits you — a person answers, in your hours.

The padlock in the address bar is the proof, not our word for it: the certificate is issued to premises.ph and to nobody else.

Your own database file

One business, one file. Not a row in a table shared with strangers, with a column deciding who is allowed to see it.

How the data is kept

Backed up nightly, and restored nightly

A backup nobody restores is a folder. Every night the snapshot is opened and read back, and the night says so in words when it cannot be.

How the restore is proved

The documents are sealed where they lie

Tenant IDs and receipts are encrypted on the disk with a key that never leaves the server, so a stolen backup holds ciphertext and nothing else.
