Premises vs Lodgify,
for a Philippine estate.

Lodgify is built around the direct booking — a vacation-rental website builder with a booking engine and a channel manager, priced in flat USD tiers with no booking fees. Below, the twelve things a Philippine estate actually needs; every verdict on their side names its source and the day we checked it.

What Lodgify is better at

The direct-booking website is genuinely theirs — a host who wants a branded, commission-free booking site gets a good one.

Where it stops being enough

The moment the estate needs what it does not carry: card payments on foreign rails — no GCash, no Maya, no 7-Eleven cash; no BIR official-receipt register; and no Philippine statutory payroll. Those are not gaps in their product — they are a different product, and in this market most operators need both.

The twelve

Twelve things a Philippine estate needs. Who carries what.

The same twelve rows appear on all eleven of these pages, in the same order, argued the same way.

Why it decides it

A tenant in Cebu does not carry a Visa card. If the platform cannot take the way Filipinos pay, every payment is a phone call and a bank slip.

Why it decides it

Every peso that lands needs an official receipt from your BIR-registered booklet or system. Premises keeps the register of them, from the same book that raised the bill; it is not itself BIR-accredited.

The three that decide it

Three rows a Philippine estate cannot skip.

Of the twelve above, these are the ones that end the conversation here rather than merely shading it.

1

GCash, Maya, QR Ph and cash at 7-Eleven

Coming from Lodgify? We load your export.

Their export is a file we have read before. Send it and we load the doors, the people, the rates and the dates — you sign in to a book that is already yours. It costs nothing and it is not a sales call.

If you are still deciding

Four honest answers

We did, on Lodgify’s own public pages, on the date printed in each cell. Our deploy gate goes red when a date passes 90 days, so a claim is re-checked or it comes down. Seen otherwise? Tell us at /support and we will print it.

Yes. Premises reads any calendar that speaks iCal and answers with its own feed, exports every book as a spreadsheet, and nothing in it locks a door. Most estates retire the second tool within a quarter; nothing forces it.

Nothing, up to fifty properties, on every plan. You send the export and a person on our side loads it — doors, people, balances, dates — before your first login. Over fifty, or coming off software we have not seen, we scope it first and give you the date before you commit.

No card, no contract, every module open. On day 181 you choose month by month or the yearly term, or you export your books and leave with them.
