Genuinely good at. At scale, in America, the automation genuinely earns its keep — leasing, maintenance and accounting flow with very few hands.
What a Philippine estate would miss. The minimums price out a small estate before the geography even comes up — and the geography comes up: US rails, US law, no Philippine paper at all.

2. Yardi Breeze
What it is. Yardi's small-portfolio product — the enterprise vendor's machinery cut down to a per-unit price for residential and commercial buildings. (Home: Santa Barbara, US.)
Genuinely good at. The pedigree: Yardi runs a large share of institutional real estate, and Breeze inherits real accounting bones.
What a Philippine estate would miss. Nothing Philippine, and the interesting features climb into Breeze Premier and full Yardi Voyager, where the price climbs with them.

3. MRI Software
What it is. Enterprise real-estate software — commercial and residential, leases, accounting and a partner ecosystem, sold to institutions and large managers by quote. (Home: Cleveland, US.)
Genuinely good at. Flexibility at institutional scale; big landlords with odd portfolios bend it to their shape.
What a Philippine estate would miss. It is bought through a sales cycle and an implementation project, not a sign-up form — the wrong size and the wrong country for a Philippine mid-market estate.

4. Re-Leased
What it is. A cloud platform for commercial property — office, retail, industrial — with lease-event automation and accounting integrations, strong in the UK, NZ and Australia. (Home: Napier, NZ.)
Genuinely good at. Commercial lease events (reviews, breaks, renewals) handled like a calendar with teeth — genuinely good at the thing it chose.
What a Philippine estate would miss. Commercial-first and Commonwealth-market-first: no Philippine rails or papers, and residential is not its game.

5. Buildium
What it is. One of the two big names in American residential property management — rentals and community associations on one platform, with accounting, leasing, a tenant portal and US payments. (Home: Boston, US.)
Genuinely good at. Association accounting. A US HOA or a mixed rentals-plus-associations portfolio is genuinely well served, and the product has years of depth behind it.
What a Philippine estate would miss. Nothing Philippine: its online payments collect in the US and Canada only, so no GCash or Maya; no BIR official receipts; no SSS, PhilHealth or Pag-IBIG payroll.

6. DoorLoop
What it is. The friendliest of the American imports — a modern rentals platform that is quick to start, with leasing, accounting, a tenant portal and US/Canada payments. (Home: Miami, US.)
Genuinely good at. Ease of starting, and flat tiers that are the honest shape of pricing. Small US landlords get going in an afternoon.
What a Philippine estate would miss. Nothing Philippine: payments collect in the US and Canada, the cash lane rides Western Union in the US, and there is no BIR or statutory payroll machinery.

7. Rentec Direct
What it is. A veteran US property-management platform — trust accounting, screening, payments and a tenant portal, popular with small US management companies. (Home: Oregon, US.)
Genuinely good at. Trust accounting done properly, and two decades of the unglamorous depth that comes from age.
What a Philippine estate would miss. Nothing Philippine, and the dress shows its age. US rails, US reports, USD pricing per unit bracket.

8. TenantCloud
What it is. A budget-friendly US landlord platform — listings, screening, leases, accounting and a tenant portal. Acquired by TurboTenant in 2026, so its road map is now theirs. (Home: Austin, US.)
Genuinely good at. A lot of product for a small flat price, and a real free-adjacent entry point for a landlord with a handful of doors.
What a Philippine estate would miss. Nothing Philippine: US payment rails, US screening, US tax shapes. The 2026 acquisition also makes its future shape a question its own pages cannot yet answer.

9. Hemlane
What it is. A US platform that mixes software with a marketplace of local agents — self-manage the money while a licensed local shows the unit and answers the 2 a.m. call. (Home: San Francisco, US.)
Genuinely good at. The hybrid idea itself: software plus a human network is a real answer for a long-distance US owner.
What a Philippine estate would miss. The human network is American, which is the whole product — from the Philippines you would be buying the software half only, with US rails and none of the local paper.

10. Condo Control
What it is. Condo and HOA operations software — announcements, amenity booking, visitor parking, packages, service requests and board approvals, for managed buildings. (Home: Toronto, CA.)
Genuinely good at. The daily operations of a managed tower: amenities, parcels, visitors and board workflows are a real strength.
What a Philippine estate would miss. Operations more than money: the accounting depth lives elsewhere, and the rails and price are North American.

And Premises, honestly
Premises thinks in buildings because it was run on one: the shared bill splits across the doors to the centavo, the gate logs the visitor and the parcel, the cleaner and the guard are on statutory payroll, and the whole thing is priced flat in pesos. Where an import honestly wins: an institutional portfolio with an accounting department will get more from Yardi or MRI than from anything in our size class — that is their game, in their market.
