Owning scattered units across buildings you don't manage

Plenty of landlords never run a building. They own a condo here and two there, inside towers with their own management and their own dues. The platform treats that as a first-class shape, not a workaround.

Setting it up

  1. One place per building, named for the tower, with its address. Choose the shape Managed by someone else.
  2. Add only your units — "14C", "22B". The tower's other units are not yours and do not exist here.
  3. Record the building's charges as expenses against the unit. Condo dues, the building's water and power recharges, parking. Set them as monthly repeating expenses once.
  4. Everything else is normal. Clients, leases, deposits, invoices, the portal, the P&L. A tenant in 14C sees exactly the portal a tenant in your own building sees.

What the platform does not ask

No rota — you do not clean the corridors. No gate or logbook — the building has its own guard. No common-area expenses to split — the condo corporation does that and sends you the bill, which is just an expense here. My day shows the unit's occupancy and money, not a "building" card for a building you do not run.

Turnover and repairs

You probably still clean between tenants and fix the aircon. Housekeeping for a scattered unit is a job, not a rota: Housekeeping › Jobs › New, pick the unit, pick who, pick when. Repairs are tickets as usual, with contractors and costs landing on the unit.

Dashboard

Each scattered place gets a card, or they fold into one "Scattered units" card that lists them — Arrange on My day lets you pick. Money pages filter by place like any other.

Mixing with a building you do run is fine and common: Harbour Ridge as a stacked place, three condos as three places managed by others, all in one workspace. From one building to a portfolio shows the roll-up.
