These terms apply to the online portal through which the Customer lets you see your tenancy: your invoices, your agreement, the charges on your unit, and the messages sent to you about them.
They cover the portal only. Your lease, and any notice given under it, stand on their own and are not changed by anything here. If the two ever disagree, the lease is the one that decides.
1Your Access
Your access is personal to you and to the tenancy it belongs to.
Keep your password to yourself. Do not let another person use your access, and tell the Customer at once if you think somebody else has it.
Sign out when you are on a shared device.
2What The Portal Is
The portal shows you what the Customer holds about your tenancy. It is a window onto those records, not a separate account of them.
An amount shown as due is due under your lease, not because the portal says so. If you believe a figure is wrong, say so — a portal entry is not a determination of anything.
3Payments
Where the portal shows payment details or a code, they are provided so that you can pay the Customer directly. The portal records a payment once it has been confirmed; it does not itself take money, hold money, or act as a payment service.
4What You Must Not Do
Do not attempt to reach another tenant's information, to interfere with the portal, or to use it to send anything unlawful, threatening or abusive.
Do not upload a document that is not yours to give, and do not upload anything containing malware.
5The Information You Give
Keep your contact details current, and tell the Customer when something changes that affects the tenancy — who is living in the unit, a new vehicle, a new number.
Information you upload is used to administer your tenancy. What is held, why, and for how long is set out in the data privacy notice, which is linked from every page of the portal.
6Availability
The portal is provided as it is. It may be unavailable while it is maintained or repaired. Its unavailability never postpones an obligation under your lease, and never removes your right to be given a notice the lease requires in the way the lease requires it.
7When Your Access Ends
Your access ends when your tenancy ends and the account is closed.
Records of the tenancy are kept afterwards for as long as tax, accounting and legal rules require, as the data privacy notice describes.
8The Law That Applies
These portal terms are governed by the law of the place where the property is, and the courts there have jurisdiction over any dispute about them.
