Chasing late rent: the chase list, reminders and what to say

Late rent is mostly a consistency problem. The platform gives you a list that is always current, reminders that take one tap, and a record of every contact — so the chase is the same for every tenant and never depends on who remembered.

The chase list

Money › Chase: every overdue invoice, oldest first, with the open amount, days overdue, the last contact, and a one-line payment history. Filter by place or by age. Each row has Remind, Note and Record payment. Totals at the top are the number the owner looks at on My day.

Reminder wording

Three templates in Settings › Sending › Reminders, with fields for name, amount, invoice number, days overdue and the portal link. The provided ones are polite, specific and short; edit them into your voice. Which template is offered depends on days overdue; you can always pick another.

What to say

Early: assume they forgot — amount, how to pay, thanks. Middle: assume they are struggling — amount, a date you need an answer by, an invitation to call. Late: be clear about consequences your lease provides, without threatening anything it does not. Never send what you would not want read out in a barangay hearing.

What is recorded

Every reminder with its template and channel, every note, every call outcome you type, every partial payment. If it ever goes to the barangay or a court, the invoice's history prints as a single page.

Automatic reminders can be turned on for the day-7 template only, in Settings. Anything firmer is a human decision each time — a tenant in hospital should not get template two from a robot.
