What is Premises? A plain-language tour in five minutes

Premises runs the daily work of a building, a subdivision or a portfolio of rental units: the money, the people, the cleaning, the gate and the tenants' side of all of it. This page is the tour you would get if you sat next to someone who uses it.

One workspace, six jobs

Most property software is either an accounting tool with a tenant list bolted on, or a chat app with an invoice button. Premises starts from the building. Units, clients, staff and stock are one set of records, and every module reads and writes the same set. That is the whole idea — press play.

What "a workspace" means

When you sign up you get your own address — yourbusiness.premises.ph — and your own database behind it. Nobody else's data is in that database, and none of your data is in anyone else's. Your staff log in at that address; your tenants use the same address for their portal. There is nothing to install on a phone or a laptop: a browser is the app.

Who it is for

A building with apartments or suites — stacked floors, shared corridors, a guard downstairs.
A subdivision or homeowners association — streets and lots, association dues, a gate.
An owner with units in several places — two condos here, a house there, a floor somewhere else.
A manager running buildings for other owners — several of the above, under one login.

What it deliberately does not do

It is not a bank, not an accounting system of record, and not a chat app. Money moves through your bank; the platform records that it did. Your accountant keeps the books; the platform hands them a clean monthly pack. Conversations with tenants happen on WhatsApp or email; the platform sends the invoice, the reminder and the link, and stays out of the reply.

Built on a real building first. Every feature you will read about in this Help centre was used on a working apartment building before it was offered to anyone else. If something looks unusually specific — the five-day disciplinary clock, the water-tariff bands, the cleaner's "next unit" button — that is why.

How to try it

The fastest way to understand the platform is the demo: a fully stocked workspace with an imaginary building, tenants and a month of history. It is yours for a few hours and then disappears. Try it first explains what is in it and how it resets.

When you are ready for your own, creating a workspace takes one sitting.
