Is Premises free?

Yes, for early users, for as long as you are one — every feature, no card. A paid tier comes later for new sign-ups and for the white-label offer; early users keep what they have. What free means.

Do I need to install anything?

No. It runs in the browser on any phone, tablet or computer. Save the address to the home screen and it behaves like an app. Why no app.

What kinds of property does it handle?

Apartment buildings, condos you own in towers run by others, townhouse compounds, subdivisions and homeowners associations, short-stay units alongside leases. Any mix in one workspace. Which kind is yours.

How long does setup take?

An hour for a building of twenty units if you paste your lists; an afternoon if you type. The first invoice can go out the same day. Your first day.

Can I import from a spreadsheet?

Yes — units, clients, stock and lots are pasted from any spreadsheet; the importer recognises your columns and previews before writing. How.

Do tenants need an account?

Only if you invite them to the portal, which most landlords do: it shows them their invoices, lease, deposits and tickets and stops most messages. Invoices still go by email or WhatsApp without it. The portal.

Can tenants pay through the platform?

Today they scan the QR codes on the PDF for GCash, Maya or bank transfer and you record the payment in one tap. Payment links that record themselves are on the roadmap. Recording a payment.

Does it issue BIR official receipts?

No. It issues invoices and acknowledgement receipts; your registered OR booklet or BIR-accredited system issues the official receipt. The platform keeps the register so the two match. Details.

Are electronic lease signatures valid in the Philippines?

Yes, under the Electronic Commerce Act (RA 8792). The platform records identity, intent, time, address, the document hash and consent for every signature, sealed into the PDF. Notarise on paper where registration requires it. More.

Where is my data and who can see it?

In a database file that belongs to your workspace alone, on servers in the platform's hosting, with uploads encrypted at rest. Nobody outside your staff roles can see it; we can't read your encrypted files. How data is kept.

Can I export everything and leave?

Yes, any time: records as CSV, every file decrypted, every invoice PDF, the audit log, and the database file itself in an open format. Leaving Premises.

Is there two-factor authentication?

Yes, with any authenticator app, with recovery codes, and it can be required for all staff. Setup.

Can several people use it at once?

Yes. Each person has their own account and one of six roles deciding what they see. Cleaners see only their day; the owner sees everything. Roles.

Does it work for a homeowners association?

Yes — lots, dues, officers, a homeowner portal, the guard post and common expenses. Mark the workspace as an association and the words change. HOA guide.

Does it sync with Airbnb?

Not yet. The Airbnb page records stays, payouts and turnover cleans so short-stay income sits in your P&L with everything else; calendar sync is the first integration on the roadmap. The Airbnb page.

What happens if I stop paying or the company disappears?

Early users do not pay. If the platform ever wound down, you would be told well ahead and the export gives you everything, including the database file any developer can run. Why that is possible.

Is there a demo?

Yes — demo.premises.ph, a full copy with a 48-unit building, your own private copy that is put away after a few hours. Uploads and sending are off; everything else is live. Try the demo.

How do I get help?
